Battle Ground farm and hardware store visitors may soon have a new shopping option with Tractor Supply filing a building permit application in October for the Scotton Landing development.
The Scotton Landing development, along the southside of Scotton Way across from the Walmart Supercenter, first started with the 180-unit Alder Pointe Apartments in 2015. Since then, the mixed-use development has welcomed a Jiffy Lube Oil Change Service, Chipotle Mexican Grill, a standalone Columbia Credit Union and two dental offices, with A Children’s Dentist and Battle Ground Dental.
Tractor Supply, having submitted both building permit and land-use applications to the City of Battle Ground, was recently introduced to the north Clark County community in Ridgefield when doors opened to the public in August 2023.
In Battle Ground, Tractor Supply would directly compete with the offerings that the long-existing Ace Hardware and Wilco Farm Store have supplied residents. Tractor Supply offers seasonal decor, pet supplies, lawn and garden, horse and ranch supplies, sporting goods and more, including fencing and gates.
A timeline on Tractor Supply’s 23,960-square-foot building in the Scotton Landing development was not determined yet, according to Battle Ground Communications Director Alisha Smith. Smith added that both applications are in review simultaneously with the city, but the building permit will not be issued until the land-use application has been approved.
A Type-II land use decision, involving staff review and discretion to interpret applicable regulations and the civil review did not pass on Oct. 18. Currently a new decision on the civil review is slated to be finalized on Friday, Nov. 22, with the land-use decision scheduled for the new year on Jan. 16, according to the Battle Ground public information portal.
Proposed construction for the farm store is slated for the southern side of the entrance to the Columbia Credit Union at 1013 SW Scotton Way.
Also in the Scotton Landing development, a dual-eatery project including IHOP and Super Chix restaurants remains likely, with applications first submitted in March. The project passed its third party and building reviews on Oct. 31. Currently the permits await payment of $284,513 in fees and pickup, according to the Battle Ground public information portal. The two-restaurant building project would occur at the corner of Southwest 12th Avenue and Southwest Scotton Way.
The Scotton Landing Development’s remaining lots were broken down into five, with Columbia Credit Union on lot C2. The IHOP and Super Chix building is slated for lot C1, and the Tractor Supply property would take lots C4 and C5. In 2022, a large senior living facility applied for a Type-III land-use decision, which was completed in 2023, for lots C3, C4 and C5. Smith stated that the city received no further applications, including building permits for the project.
