Consolidated Supply Co. signs on at Woodland Industrial Park development

Kelso project by the same developer slated to house an Amazon distribution center

Questions surrounding a massive industrial development in Woodland now have some answers after developers announced the first confirmed tenant for a nearly one-million-square-foot warehouse project on Pekin Road.

The Woodland Industrial Park project, located at 345 N. Pekin Road, is slated to bring 931,186 square feet of warehouse space across two buildings on a 66-acre site roughly two miles off of Interstate 5. Plans include 191 dock doors and 545 parking spaces, with both buildings designed to support multiple tenants with separate parking, trailer storage and utility access, plans illustrate.

Speculation about the project had recently been circulating on Woodland-focused community Facebook groups, with some residents theorizing the site could become a data center. A representative from the project developer, Trammell Crow Company, confirmed there are no plans for data centers at the Woodland site.

Instead, in a Monday, May 11 press release, the developer announced that Consolidated Supply Co. has signed a full-building lease for the project’s East Building, occupying 276,092 square feet.

Consolidated Supply Co., founded in 1928, is a fourth-generation wholesale distributor serving plumbers, utility contractors and municipalities throughout the Pacific Northwest, Trammell Crow stated in the release. Headquartered in Tigard, Oregon, Consolidated Supply Co. operates 22 branch locations across Oregon, Washington and Idaho with more than 500 employees, the release adds.

“Consolidated Supply Co. has a long history of investing in the region we serve, and this new location in Woodland reflects our continued commitment to the Pacific Northwest,” said Karla Neupert Hockley, Chairman and CEO, Consolidated Supply Co., in the release. “Expanding our distribution footprint allows us to improve service levels, streamline logistics, and enhance the extraordinary service our customers expect from us.”

According to project details, the Woodland development is approximately 30% leased and is scheduled for delivery by fall 2026. The second building will include a 655,094-square-foot cross-dock warehouse with a 40-foot clear height and 130 trailer parking stalls.

Meanwhile, a separate Trammell Crow industrial project in Kelso is reportedly expected to become Southwest Washington’s first Amazon distribution center.

According to a February article by Lower Columbia Currents on Substack, the 1,185,327-square-foot Talley Way building in Kelso is being leased by Amazon. Amazon has stated the facility will employ “several hundred” workers, though the company has released few additional details, the article stated.

The speculative Kelso warehouse project began construction in 2023 and remained vacant for more than a year after completion. With the project highly visible off of I-5, the giant warehouse’s vacancy sparked months of online rumors and speculation, as well.

Permit documents cited by Lower Columbia Currents reportedly indicated the building was designed with a tenant such as Amazon in mind.
