As Northeast 92nd Avenue has been closed to through-traffic for some time now due to construction, the western flank of Battle Ground is set to look extremely different from its current state of a rural, farmland area.
In 2024, the city of Battle Ground secured funding for a pump station on Northeast 92nd Avenue near State Route 502. The pump station, Phase 1 of the city’s 92nd Avenue sewer extension project, is estimated to cost $3.5 million, according to a 2024 report by The Reflector.
The pump station will improve sewer capacity on the west side of Battle Ground as the city continues to grow. In 2024, Battle Ground Communications Manager Alisha Smith said both project phases will expand future construction opportunities for developers by unlocking developable land in the northwest quadrant of the city. Smith estimates 190 acres will become usable for builders with the expansion of sewer services.
On Oct. 13, a pre-application conference request was submitted to the City of Battle Ground for a 10-building apartment complex named the Apartments at 92nd Ave. The site plan shows two phases of construction planned, with phase one including 80 units in five buildings. Phase two would also include five buildings, but with 96 units for a total of 176 housing units in the preliminary site plan.
The proposed buildings range from two to three stories. The apartment complex is planned to feature a community center, as well.
The apartment complex is proposed to include approximately two and a quarter parking spaces per unit, as the site plan includes a total of 339 parking stalls and 60 garage spaces.
The parcel for the proposed apartment complex is on the 23000 block of Northeast 92nd Avenue.
On the City of Battle Ground’s active development map, a trio of residential projects along Northeast 92nd Avenue can be accessed for further information.
One residential project, titled Battle Ground Commons, is in the review phase and is proposed as a 93-unit attached housing development. The next, just south of Battle Ground Commons, is the proposed 180-townhome development named The Village at Cherry Grove. That project is listed as ready for construction.
The largest planned development won’t have frontage on Northeast 92nd Avenue, but it will be accessible via a new road. The project is labeled the Lingel Subdivision. The Lingel Subdivision has a current status in preliminary approval and is slated to be a 198-lot single-family housing development.
There are also job growth opportunities planned in the area. Closer to State Route 502 on Northeast 92nd Avenue, the proposed Ek Plumbing Office and Shop project is slated to be a 17,200 square-foot building for office, storage and commercial use. That project is currently in review with the city.
