Construction has ensued at the future site of a Goodwill Industries location in the city of Ridgefield.
The Goodwill location is set to be the closest to the communities of Woodland and La Center.
The project is located between South 65th Avenue and Interstate-5 south of Pioneer Street. The Goodwill Industries of the Columbia Willamette location will anchor the Tri-Mountain Station commercial development that will include five additional parcels for commercial projects, according to a site brochure by Urban Works Real Estate. The whole site is listed at 15.69 acres with nine total buildings, according to the city of Ridgefield.
The site brochure lists a total of six parcels, including the under construction Goodwill site. Parcel two is currently planned as a 22,042-square-foot lot with drive-thru availability. Parcel three is also slated to have drive-thru availability and be of a similar size. Parcel four is designed to include a multi-tenant building.
Parcels five and six are much larger, listed at over six and three acres respectively. Both are listed as for sale or ground-lease on the brochure.
Plans for parcel five detail four total buildings, one of similar size to Goodwill as a single-tenant project, while the other three include drive-thru availability and multi-tenant options.
Plans for parcel six relay what is likely to be a multi-story hotel. A previous brochure, before Goodwill was slated to anchor the Tri-Mountain Station project, lists parcel six as an 85-room hotel. The previous brochure also includes more information that drive-thru availability may include bank space, not just fast-food tenants.
The current brochure also highlights the city of Ridgefield's rapid growth, noting that the community is the fastest-growing city in the state of Washington.
“Over the past decade, Ridgefield’s population has surged by nearly 50%, reaching approximately 15,000 residents and making it the state’s fastest growing city,” the brochure states. “To accommodate this growth, Ridgefield has prioritized infrastructure and community amenities. Future expansion projects the population could exceed 25,000 by 2035. Planned developments include a new campus for Clark College and enhancements to the waterfront area.”
Additional developments on the east side of I-5 in Ridgefield are also in early phases as the development activity map by the city of Ridgefield portrays a new commercial item, labeled “Kirkland Center at Ridgefield,” on the northwest corner of the intersection of Pioneer Street and 65th Avenue, just north of the Tesla Charging Station and park and ride.
The Kirkland Center at Ridgefield is listed as under review by the city and is 17.35 acres.
Another project, labeled mixed-use as “MAJ Boschma” formerly known as MAJ Ridgefield East, has three lots with 11 total buildings, including apartments, retail and a hotel on 9.09 acres. The status is currently pending, according to the development activity map.
