Ridgefield Gateway commercial project inching closer to final form with Discount Tire pre-application

Travelers of Pioneer Street in Ridgefield have watched the Ridgefield Gateway project take shape over the course of a year, as the McDonald’s has now opened to the public, and the gas station and convenience store with a car wash are nearing completion in early 2026. 

On the property brochure from October, site plans label a Gesa Credit Union, a 76 gas station and McDonalds, while two other pads detail another drive-thru and a one-story general retail building. But after a Dec. 9, 2025 pre-application conference, the one-story general retail pad may be a Discount Tire store at 5824 Pioneer Street in the Gateway development. 

The updated project proposes a 7,320-square-foot Discount Tire store, with site plans showing 32 parking stalls and three garage doors for vehicle service. 

The new Discount Tire store, if approved, would be in direct competition with the Les Schwab Tire Center, just over a mile away on Royle Road, and with the Costco Tire Service Center in the neighboring Union Ridge Town Center development. 

In Clark County, Discount Tire currently operates a location at 900 Southeast 192nd Ave. in Vancouver and at 8120 Northeast Vancouver Plaza Drive. 

The proposed Ridgefield Discount Tire store is proposed to be accessed by a private driveway and the current Gateway development easement extending to westbound Pioneer Street. 

While the property brochure for the Gateway development states the project has direct access to Pioneer Street, there are no site plans detailing access for eastbound traffic from the heart of Ridgefield. To access the development from the majority of Ridgefield's population, drivers must first turn onto westbound Pioneer Street at the Interstate-5 junction. 

The neighboring Union Ridge Town Center project, anchored by Costco and In-N-Out Burger, is also set to bring additional businesses in the coming year. According to the developer's plans, Heartland Dental, Wanpo Tea Shop, OnPoint Community Credit Union, and other spaces are proposed. A sign is currently up for an upcoming Verizon Wireless store location. 

A recent update for the town center brings another super-popular fast-food chain to Ridgefield. Chick-fil-A has appeared on the Ridgefield active development map and is now listed as “Project Under Review.” The fast-food restaurant chain currently has two locations in Vancouver proper, but neither is as easily accessible from Interstate 5, unlike the proposed Ridgefield location.
